The Challenge: The client was proposing to build an open storage system on the site. The Local Authority required specific environmental assessments of the site in order to discharge planning conditions. The breadth of the work was increased due to the prominence of Japanese knotweed on site that was discovered following a commercial Japanese knotweed survey, high levels of contamination from past use as a railway and fuel depot, and the presence of a large volume of fly-tipped material.

Our Solution: Phlorum’s multifaceted and versatile approach to environmental management was needed as a wealth of assessment and testing was carried out. Noise levels were monitored over twenty-four hour periods, modelled and assessed against proposed traffic flows, while, in conjunction, a review of existing traffic was necessary to be submitted.

The land was heavily-contaminated due to past uses. As an initial Phase 1 study (desk study and site walkover) was undertaken, along with a review of a recent soil sampling report.

An ecological Phase 1 habitat survey was also undertaken of the site. The site consisted of many ornamental plants which were thriving on the fly tipped material.

We identified Japanese knotweed on site so recommendations for the most suitable eradication solution and treatment, relevant to the proposed development plan, were made.

A flood risk assessment was undertaken, identifying the main issue as storm water runoff.

Recommendations were made to control the flood water runoff, such as an oversized drainage network and storage tanks.
